Title Search
eData specializes in the creation and management of a Chain of Title for its clients. By using state-of-the-art technologies, expert staff, defined quality processes and security policies, we assure our clients a cost-effective, accurate and range of services.

Current Owner Search
eData performs the title search and prepares the title on the last owner in title, and also retrieve details on open liens, other encumbrances and current taxes. We search from the current date backward to find a warranty deed or other arms-length transfer on the subject property. Report includes the following details -Vesting deed, current tax status, county assessment information, open mortgages, active judgments, active liens and legal description.

Two Owner Search
In addition to current owner search, eData performs search on the last two owners in title and retrieves all relevant documents.This report involves a detailed title search on the last two owners in the chain of title of the subject property.

Full Title Search
eData performs a full search for 20, 40 or 60 years as per requirement, and retrieves details on chain deeds, open liens, easements / CCRs and tax information. The search should include all names in the chain of title and should report liens and judgments for all owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.

Judgment/Update Searches
eData checks if there are any Judgments against the borrower or any other relevant details

Municipal lien search
eData Provides information from the most current property tax years. Any prior unpaid years for taxes or tax lien certificates issued by the county against the property are also provided within the report.
